On these homes we recommend a unit with a coated condenser coil, stainless or galvanised brackets and fixings, and an outdoor unit position that is out of the direct line of the sea wind.
Sand and wind
The dunes and open plots around town mean wind-blown sand is a fact of life. Sand gets into the fins of the outdoor unit and builds up at the base. We mount outdoor units high enough off the ground to avoid drifting sand where possible, and we keep them away from corners where sand collects.
Noise in quiet streets
J-Bay's residential streets are quiet at night, and an outdoor unit placed right next to a neighbour's bedroom window can cause friction. Inverter units run much quieter at low speed than fixed-speed units, and we choose outdoor positions that keep noise away from neighbours, bedrooms and outdoor entertainment areas.
Holiday rentals: what we recommend
If the aircon is going into a rental property, a few choices make a big difference to running costs and callouts:
- Inverter units. Guests often leave the aircon on while they are at the beach. An inverter unit uses far less power when it is just holding a temperature.
- Simple remotes. Choose a model with a straightforward remote. Leave a one-page instruction sheet in the room with the basic buttons and a request to keep doors and windows closed.
- Sensible default settings. Setting the unit to around 23 to 25 degrees in cooling mode is comfortable for most people and much easier on the system than 16 degrees.
- Easy filter access. Filters should be cleaned regularly in a busy rental. We position indoor units so filters can be reached without moving furniture.
- A pre-season service. Book a check in October or November, before the December rush, so any issues are sorted while there is still time.
Sizing for Jeffreys Bay
Most bedrooms in J-Bay are well served by a 9,000 or 12,000 BTU unit. Upstairs rooms under the roof, rooms with large sliding doors and open-plan living areas often need 18,000 BTU or more. The installation itself
On installation day we confirm the indoor and outdoor positions with you, mount the indoor unit level, drill and seal the wall penetration, run insulated copper pipes and a drain line with a proper fall, and mount the outdoor unit on suitable brackets or a base. We then pressure test the connections, pull a vacuum to remove air and moisture, release the refrigerant and test the system in cooling and heating.
Drainage gets extra attention on the coast. Humid air means the indoor unit removes a lot of water, and a drain line without enough fall will eventually leak indoors. We route the drain so it falls cleanly to the outside, away from walls and walkways.
